Terms and conditions
These terms apply to surveys, quotes and installation work booked with us. They are written so you know what is included, what needs permission, and how quotes, payment and guarantees work before we attend.

2. These terms
They apply to every enquiry, survey, quote and installation. Where a written quote says something different, the quote wins for that job.
These terms are governed by English law, and the courts of England and Wales have jurisdiction.
3. What we do, and what we do not do
We supply and fit loft ladders, loft hatches, hatch-and-ladder packages, loft boarding, loft insulation and loft ladder repairs.
- We do not build loft conversions or habitable rooms in the roof
- We do not fit a retractable ladder as a Building Regulations staircase
- We do not carry out structural roof repairs
- We do not do gas work
- We do not do electrical work beyond an agreed associated item, such as a simple loft light, which must comply with Part P
4. Enquiries, surveys and quotes
- An enquiry or a website form is a request for information, not a booking.
- Photos help. They do not replace a survey.
- A quote is valid for 30 days unless the quote itself says otherwise.
- Quotes assume safe access, a standard domestic loft, and the hatch and joists being as described.
- If the survey finds extra work — hatch widening, a fire-rated hatch, joist trimming, boarding or insulation — we price it before we start.
- We do not begin work until you have accepted the quote.
5. Price and payment
- Prices shown on our prices page and in our marketing are typical ranges to help you budget. They are not a personal quote.
- The accepted written quote is the full price for the work listed on it.
- Quotes are given as a single job price. If VAT applies to that job, it is already included in the quoted figure unless the quote says otherwise.
- Standard jobs — a ladder, hatch, boarding or insulation supplied from stock — are payable in full on the day the work is finished, before the team leaves.
- Special-order items — made-to-measure, fire-rated, timber, or electric and motorised ladders — require a 50% deposit when you accept the quote, so the unit can be ordered. The balance is due on the day of completion.
- We accept bank transfer and debit or credit card. Cash is accepted only where the quote says so.
- Card payments are taken on site or by a payment link the same day. Bank transfers should use the reference shown on the quote.
- If a same-day transfer has not cleared before we leave, we may take card payment for the same amount instead.
- Extra work found on the day is only carried out if you agree the additional price first. That extra is payable the same day.
- For commercial and landlord accounts only, late invoices may carry interest and fixed recovery costs under the Late Payment of Commercial Debts (Interest) Act 1998.
- Title in supplied goods remains with us until the job is paid in full. Where a balance is unpaid we may collect goods that have not been fitted.
6. Permissions and access
You are responsible for telling us if the property is listed, in a conservation area, a flat or leasehold, or rented — and for obtaining landlord, freeholder or listed-building consent where it is needed.
You must provide safe access on the agreed date, and tell us about any hidden services in the ceiling void that you are aware of.
7. The work
- We specify ladders to BS EN 14975, with a 150kg tread load, unless the quote names a different unit.
- We make good the area we have worked on. Full room redecoration is not included unless the quote says so.
- Waste from our work is removed.
- We walk you through operating the ladder before we leave.
8. Building Regulations
Storage-only access through an existing hatch usually does not require Building Regulations approval. Creating a habitable loft, altering structure beyond a simple hatch, or work that triggers other Approved Documents may do.
We will tell you if the survey suggests you should speak to Building Control. We do not obtain planning permission or listed-building consent unless a quote expressly says we will.
Depending on the address, the relevant authority is Bristol City Council, South Gloucestershire Council, North Somerset Council or Bath & North East Somerset Council.
9. Cancellation and cooling-off
You may cancel a survey at any time at no charge.
If you have booked as a business or landlord company, the consumer cooling-off rules below do not apply, and the quote sets any cancellation fee.
Consumer bookings made by phone, email or the website
- You have 14 days from the day you accept the quote to cancel without giving a reason, under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.
- To cancel, call 0117 463 6501 or email info@loftladderinstallationbristol.co.uk with your name, address and the date of the quote.
- If you cancel within that 14-day window before we order a special unit or start work, you pay nothing.
- If we have already ordered a made-to-measure, fire-rated, timber or electric unit for your hatch, we may deduct the unrecoverable cost of that unit.
If you want the work done inside the 14 days
- We will only start within the cooling-off period if you ask us to in writing, by email or a signed note on the quote.
- Once work has started at your request, you lose the right to cancel that work.
- If you cancel after asking us to start early, you pay for the work and materials already supplied, at the rates on the quote.
After the 14 days, or after a survey visit that agrees the job on site
- You may still cancel before the installation date. We may charge the unrecoverable material cost and any wasted labour already booked.
- Missed appointments with no notice may be charged a call-out fee of £60.
We may cancel or postpone if the loft is unsafe, consent is missing, or the job is not as described. Any deposit for goods not yet ordered is refunded.
10. Guarantee
- 12 months workmanship on the installation.
- Manufacturer warranty on the ladder and hatch we supply, on that manufacturer’s terms.
- The guarantee does not cover misuse, overloading, later alteration by someone else, or unrepaired building movement.
- Repairs to an existing ladder fitted by someone else are guaranteed only as stated on that repair quote.
11. Insurance and liability
- Public liability insurance: £5 million public liability.
- We are not liable for loss of profit, loss of bookings, or indirect loss.
- We are not liable for existing defects in joists, wiring or plaster that we could not reasonably have seen.
- Nothing in these terms excludes liability for death or personal injury caused by negligence, or for fraud.
- Liability for other loss is limited to the price paid for the job, unless the law provides otherwise.
12. Photos and reviews
We may photograph the completed hatch or ladder for our own records. We will not publish identifiable photographs of your home without asking you first. Reviews are voluntary.
13. Complaints
Call 0117 463 6501 or email info@loftladderinstallationbristol.co.uk. We will acknowledge your complaint and tell you what happens next.
15. Changes
We may update these terms. The version published on this website on the day you accept a quote is the version that applies to that job.
